IRONDALE, AL - A commercial property consisting of a vacant grocery store, two medium size retail spaces, and retail strip center—which has become a favorite canvas for local graffiti artists—presented opportunity for officials at PS Realty LLC. The industrial parcel of property, located directly off a state highway in a “charming southern community,” was well located with lots of potential.
As PS Realty began the process of repurposing the 2800 Crestwood Blvd property in Irondale, Alabama, the plan called for changing its intended use; while at the same time undertaking a large scale property renovation. PS purchased two parcels of property, or 8.1 acres of land and the existing buildings, in early February 2014 with the help of J.H. Berry & Gilbert, the Birmingham Business Alliance, and the City of Irondale.
The project was started in the conceptual stage more than 20 months ago; while the major initial phase of the re-purposing and renovation project was recently completed on October 8, 2014.
The 2800 Crestwood Blvd Office Park property has been redesigned to serve as the primary warehouse and distribution center, as well as the corporate offices for Peak Season Inc, a casual outdoor furniture and decorative accessory wholesaler. At the same time, the project maintained several longtime tenants.
The repurposing project was achieved by collaboration between PS Realty, SDR Studio, and Prier Construction with all parties fully engaged in the decision to “repurpose”; which by definition is the use of something for a purpose other than its original intended use.
Also instrumental in the entire process were the Mayor and the City Council. With their openness and acceptance of change, as well as their city-wide support of the project, the Irondale City Government reconfirmed Peak Season’s decision to make Irondale, Ala, its permanent home. A ribbon cutting and official grand opening is being planned for early Spring 2015 .
